Housing standards

 

Homes in England and Wales have to meet certain standards; you might have heard the term ‘fit for human habitation’ or the fitness standard which has been used in Housing Law since 1919.  This has now been replaced by the Housing Health and Safety Rating System.

 

The Rating System applies to all residential properties in England and Wales, irrespective of their ownership or occupation.  It is a risk assessment tool which identifies the main hazards (29 separate hazards) in the home and provides a way to assess the severity of those hazards.

 

The principle of the Rating System is that every residential property should provide a safe and healthy environment for any potential occupier or visitor.
